Bed and Breakfast Tariff

Our best prices are available if you book three or more nights, however we are happy to accept one or two night night bookings.

Please contact us for Single, Twin, Family, Group and Self Catering prices.

Monday - Wednesday
from £25 per person*
* two adults sharing a double room booked for three or more consecutive nights.

Thursday  - Sunday
from £28 per person*
* two adults sharing a double room booked for three or more consecutive nights.

Bed and Breakfast Booking Terms and Conditions

Deposit
A 50% deposit is required for all bookings
Credit, Debit or Switch / Maestro cards only - Sorry No Cheques. Deposits are non transferable.

Balance
The balance of a booking is due on check-in
Cash, Credit, Debit & Switch / Maestro cards only - Sorry No Cheques.

Arrival
Standard Check-in is between 4.30 and 7.00pm*
*Other times are rarely a problem but need to be arranged in advance so the day can be planned accordingly.
 
Departure
Check out by 10.00am*
*Rooms need to be vacated by 10.00am to allow sufficient time to prepare them for incoming guests.
(subject to other bookings / commitments a later check out time may be possible).

Room Access
Guests are free to come and go as they please for the duration of their stay. 

Consideration for Others
We ask that guests coming in late at night or leaving early in the morning do so as quietly as possible.

No Smoking
Please note we have a non-smoking policy inside the property.

  Cancellation Policy
In the event you cancel a booking or cut short your stay the following applies:

1. If more than 28 days notice is given, we will refund your deposit less a small administration charge of £5 to cover card charges.

2. If less than 28 days but more than 72 hours notice is given, we will make every effort to re-let the accommodation and if we are able to do so we will refund your deposit, less a small administration charge of £5 to cover card charges. If we are unable to re-let the accommodation the deposit is none refundable.

3. If less than 72 hours notice is given, we will make every effort to re-let the accommodation and if we are able to do so we will refund your deposit, less a small administration charge of £5 to cover card charges. If we are unable to re-let the accommodation the full cost of the accommodation booked will be charged to the card provided for the initial deposit.

4. In the event of a 'no show' the full cost of the accommodation booked will be charged to the card provided for the initial deposit.

If you do not already have a Travel Insurance policy we strongly recommend that you consider purchasing one before booking.

Cleaning, Damages and Breakages
All rooms are cleaned and beds freshly made prior to new guests arriving and we are happy to service rooms daily (on request).

Please note we reserve the right to charge your card for any additional cleaning (not usually required) and any non trivial damage.  
 
* Guests using the kitchen in the Linhay Cottage are responsible for cleaning it and returning it to the same condition they found it.
